Before works begin, confirm the lease or ownership status, landlord fit-out rules, working-hour limits, insurance, protection strategy for lifts and common areas, and whether any home renovation or residential crossover assumptions are polluting a commercial brief. HQ fit-out should be priced and governed as commercial property fit-out, not as a domestic refresh with extra desks.
Your mobilisation pack should include an agreed layout, room schedule, MEP intent, finish matrix, snag expectations, handover standards, and a list of owner approvals still open. If any item is missing, treat it as a programme risk rather than a minor admin task.
Finally, define what "ready for leadership move-in" means: furniture installed, IT tested, reception operational, executive washrooms commissioned, training completed for access and building systems, and a closed snag list for client-facing areas.
